Height Limits

  • The maximum height for a detached ADU is 16 feet.
  • If an ADU is built above a garage and occupies more than 50% of the structure’s floor area, the height limit is 25 feet.

Setback Requirements

  • Conversions of existing structures (e.g., garages) into ADUs: No setbacks required if the new unit remains within the existing structure’s footprint.
  • Detached ADUs: Must maintain a 4-foot side and rear setback.
  • ADUs must be at least 5 feet from the primary home.

Parking Requirements

  • No additional parking is required for ADUs or JADUs.
  • Garage conversions: Existing parking spaces do not need to be replaced.

Rental and Occupancy Rules

  • ADUs and JADUs must be rented for a minimum of 30 consecutive days (no short-term rentals like Airbnb).
  • ADUs cannot be sold separately from the main home.
  • JADUs require owner occupancy, meaning the property owner must live in either the main home or the JADU.

Utilities and Impact Fees

  • No new utility connection fees for ADUs smaller than 750 square feet.
  • ADUs 750 square feet or larger may be subject to proportional impact fees.
  • For ADUs or JADUs meeting specific state requirements, no separate utility connection is required.

Approval Process
