This promotion is offered and governed by IMKAT Homes, a licensed construction company operating in California, including the Greater Sacramento Region and Bay Area. By entering, you agree to abide by these terms and conditions, which constitute a binding agreement.

1. SPONSOR

This giveaway is sponsored by IMKAT Homes (“Sponsor”), with a principal business address in Sacramento, CA.

2. ELIGIBILITY

  • Open only to legal residents of California, 18 years or older, who own a single-family property within the Sponsor’s service area.
  • Eligible properties must be located within IMKAT’s primary service area: the Sacramento region or Bay Area.
  • Entrants must have legal ownership and be in good standing with any applicable homeowners’ associations, city or county agencies, and mortgage lenders.
  • Entrants must have property zoning and site conditions compatible with the construction of an Accessory Dwelling Unit (ADU).
  • Employees, contractors, affiliates, and immediate family members of IMKAT Homes are not eligible.

3. PRIZE DESCRIPTION

  • One (1) winner will receive a $30,000 credit toward the design and construction of an ADU built by IMKAT Homes.
  • The credit must be applied solely to IMKAT Homes’ services, including design, permitting, site planning, and construction.
  • This prize is not transferable, not redeemable for cash, and may not be used with other offers.
  • The ADU project must have a minimum contract value of $150,000.
  • If the total cost of the selected ADU exceeds $30,000, the winner is responsible for all remaining costs.
  • The $30,000 is a service credit and not a cash prize. No funds will be disbursed directly to the winner.

 

4. ENTRY & SELECTION

  • To enter, participants must submit their full name, email, phone number, and property address via the official giveaway form.
  • IMKAT will evaluate whether each property is eligible for ADU construction prior to final prize confirmation.
  • One winner will be selected at random from eligible entries.
  • The winner will be contacted within 5 business days of the drawing and must respond within 7 business days to accept the prize.
  • If the winner is determined to be ineligible or unresponsive, an alternate winner may be selected.

5. VERIFICATION

  • Winner may be required to sign and return an Affidavit of Eligibility and Liability/Publicity Release.
  • Winner must provide any documentation required to confirm eligibility, including proof of ownership, valid identification, and/or verification of build feasibility.

6. TAXES

  • Winner is solely responsible for any and all federal, state, and local taxes that may apply to the value of the prize.
  • The prize may be considered taxable income. Please consult a tax advisor for details.

7. LIMITATIONS & CONDITIONS

  • IMKAT Homes reserves the right to disqualify any entrant who provides false information or tampers with the entry process.
  • Project construction must begin within 6 months of prize acceptance or the credit will be forfeited.
  • The prize is subject to delay or cancellation if zoning, utility access, or local permitting requirements cannot be met.

8. MODIFICATIONS AND TERMINATION

  • Sponsor reserves the right to modify, suspend, or cancel the giveaway at any time for any reason, including but not limited to technical failures, fraud, or insufficient entries.

9. PUBLICITY RELEASE

  • By accepting the prize, the winner agrees to allow IMKAT Homes to use their name, property, likeness, photos, and project images in advertising and promotional materials, both online and in print.

10. PRIVACY

  • Information submitted by entrants will be used solely for the purposes of administering the promotion and may be used for marketing and communications related to IMKAT Homes.
  • Personal data will not be sold or shared with third parties.

11. DISCLAIMERS

  • This promotion is in no way sponsored, endorsed, or administered by, or associated with, Facebook, Instagram, or any other platform where it may be promoted.
  • Sponsor is not responsible for technical failures, delays, or unauthorized access to entry submissions.

12. GOVERNING LAW

  • All disputes arising from or relating to this giveaway shall be governed by the laws of the State of California.
  • Any legal action must be filed in a court of competent jurisdiction located in Sacramento County, CA.
