San Jose allows detached ADUs up to 1,200 sq. ft., depending on lot size and zoning. Junior ADUs (JADUs) are limited to 500 sq. ft. inside the primary home.
Most detached ADUs require a 4-foot rear and side setback. Front setbacks vary by zoning district.
No additional parking is required if your home is within ½ mile of public transit. Garage conversions do not require replacement parking.
Detached ADUs need separate water, sewer, and electrical hookups. Attached ADUs may share existing utility systems.
Detached ADUs in San Jose can be up to 16 feet tall. Taller structures may be allowed with additional review.
ADUs are allowed in most San Jose residential zones, including R-1 and R-2. We confirm lot eligibility, setbacks, and easements before starting your project.
